Bridgton, Maine, Resort for Sale
The Resort and its Amenities

The Resort's location on Route 302 offers it high visibility for off-the-road travelers. The Highland Lake Resort enjoys a strong and positive curb appeal, and it's also the first property located when leaving the downtown of Bridgton (for travelers who fear that they may have to go awhile to find another town to the west), and the last one coming into town from the west.
HIGHLAND LAKE  The Highland Lake Resort is located on scenic Highland lake. This is a clear, clean, 1400 acre, 5-mile-long body of water adjacent to downtown. It freezes well in winter (for ice fishing, cross-country skiing, and sled-dog racing), has excellent fishing (large- and small-mouth bass, white and yellow perch, lake trout, brown trout, hornpout, and other species), and, because it has no marina on the lake, is excellent for canoeing and kayaking. The Resort has a sandy swimming beach, a boat launch, docks for guests use, free use of canoes, kayaks, and rowboats, a picnic area with grills, a stone fireplace and picnic tables (with electrical service & lighting), plus lounge chairs, benches, and a hammock.
THE BUILDINGS AND ROOMS  The two motel buildings are often referred to as the "Upper" Building and the "Lower" Building. In fact, both are on ground level, but the "lower" building goes down the slope towards the lakefront. The upper building consists of five (5) Regular Rooms, each with a remodeled 3/4 bath (shower only), 2 double beds, coffeemaker, A/C, heat, clock radio, and free WiFi. There are also six (6) Executive rooms, similar to the Regular rooms, but with pillow-top mattress (2 extra-long doubles or one king), a microwave and mini fridge. Finally, the center room, the so-called "Deluxe Suite", has a separate bedroom, a combination living/dining/kitchen, and a working fireplace. The tile bathroom has a 2-person Jacuzzi tub with shower.

The Lower Building, attached to the first at a right angle, consists of 5 levels of two rooms per level going down a slight slope, for a total of ten (10) rooms with renovated full baths with a tub/shower combo. In addition, the two units on every level are connecting units, with one room of each set containing an Efficiency kitchenette consisting of a queen AND double bed, plus a stove, oven, refrigerator, and sink. Each Efficiency connects to a Regular Room without kitchenette and with 2 double beds. Two connecting units are modified handicap rooms. All rooms, and both buildings, are connected by a covered porch with comfortable resin chairs.

OUTDOOR ACTIVITIES  With over 5 acres of grounds, there's lots for people to do, including:
  • FAMILY RECREATION AREA -  Just completed in 2016, a new area with Bocce Ball, Cornhole Games, Ladder Golf Games, Fire Pit, Picnic Tables, and, soon, Horseshoe Pits! Family fun for all ages!
  • PLAYGROUND - For kids up to 11 years old, it includes a wave slide, climbing "rock" wall, a strap swing and a toddler swing. The playground is built out of the new non-arsenic pressure-treated lumber, and is visible from all rooms.
  • LAWN GAMES - We can quickly set up areas for soccer, badminton, catch, volleyball, Frisbee Area, and more!

INDOOR ACTIVITIES  Adjoining the Conference Center building is the Health Spa & Fitness Center. The building consists of a heated garage that opens into the workshop & storage area under the barn  and a spacious furnace/utility room, all plumbed for an additional floor to be built above the spa. There is a hallway providing access to all parts of the building for staff. Off the hallway is a 1-bedroom, handicap-accessible apartment with full kitchen and full bath, a massage room (which uses local massage therapists on call), 2 changing rooms, plus one handicap and one regular restroom. There is also a fitness room with treadmill, universal gym, elliptical machine, and stationary bike, and a room with a hot tub, sauna, and shower.

The changing rooms and restrooms can be accessed from outside for outside weddings, family reunions, etc., or from inside when a large event is held in the Conference Room. Finally, the building has a game room with a coin-operated pool table, free ping pong and foosball, a video game, and a coin-operated guest laundry. At the entrance to the game room is a 24-hour vending area with icemaker and soda and candy machines.

CONFERENCE ROOM AND OUTSIDE AREA FOR WEDDINGS, MEETINGS, AND MORE The handicap-accessible Conference Center was renovated out of a barn, and features 30 feet of windows overlooking the lake. The total size of the Overlook Room is approx. 1,000 square feet. It can hold a maximum of 85 people for a theatre style event, 72 for formal dining plus an 4-person head table, or 100 people for a stand-up reception.  It can be closed off from the main office with a set of French doors.

In front of the Conference Center is a large, flat lawn, perfect for setting up a 40’ x 60’ tent for up to 125 people. Along the side of the Conference Center building are outlets for several 15A circuits, plus an outside faucet with potable water available. The outside-accessible changing rooms and restrooms in the nearby Spa Building provide facilities without needing to rent portable bathrooms.
